Gaia acted as Lead Arranger of the senior debt facility for The Warnham, a premium residential development located in Cottesloe, Western Australia. The facility was completed in January 2023 and provided by the Harvey Family Office, one of Australia’s leading family investment groups.
The Warnham represents a benchmark in coastal residential design — a boutique collection of architecturally designed residences combining luxury finishes with a strong emphasis on sustainability and enduring quality.
Gaia structured and negotiated the debt facility to support project delivery through construction and settlement, ensuring optimal terms and alignment between lender and developer. Gaia’s deep capital markets expertise and relationships with private credit investors enabled an efficient and competitive financing outcome.
An associated entity of Gaia is the 100% owner of the project, reflecting Gaia’s value creation across both advisory and principal investment activities.
